Good morning. My name is Effendy, your host of the homestay which you recently booked. I have sent you my terms through the booking platform. I wish to inform you that my accommodation requires a security deposit which needs to be paid before the stipulated deadline for guests to secure their requested reservation date(s).
The deposit shall be refunded after guests have checked out (checkout latest by 12 noon) and after my cleaner has undertaken inspection of the apartment and completed his housekeeping duties (within 6 hours).
My homestay operates on self-check-in basis for the convenience of guests. I will provide the check-in guideline once payment has been fully completed as follows:
1. The refundable security deposit of RM50 to be paid by 12.00 noon today 11/10
2. The accommodation fee of RM450 to be paid via online transfer by 3.30pm on your arrival day 27/10 BEFORE guests may check in Total payment RM500
I shall reserve the unit for you until 12.00 noon today 11/10 to complete the deposit payment before I reopen my homestay's availability to other guests.

The deposit is irrevocably forfeited if guest cancels the stay less than 96 hours (4 days) from
3.30pm reservation date.
Please refer below my general homestay terms
1. Accommodation is a furnished studio unit with a bedding configuration of one (1) queen beds and two (2) floor mattress/futon
2. Smoking is strictly prohibited. The deposit is forfeited if the apartment reeks of smoke,/cigarette odor.
3. Tamarind Suites now operate a chargeable, hourly-based parking system. Guests are thus required to park at this unit's designated parking bay at Level 1M to avoid such fees.
4. Only ONE reserved parking bay is provided for guest's usage during the stay. The vehicle must
be parked at this designated bay AT ALL TIMES upon entering Tamarind Suite to ensure no parking fees are charged.
If guest finds himself being levied charges or fees upon exiting Tamarind Suites, then this regulation has NOT fully complied with. Any and all charges shall be entirely at guests own cost.
5. If guest arrives in more than one vehicle, the second and subsequent vehicle(s) are required to be parked at the levels designated for public parking where charges shall apply at guests' own cost.
6. Upon entering Tamarind Suites (at the main barrier where car plate number is first scanned), guests must proceed to Level 1M WITHIN 15 MINUTES where the designated parking bay is located.
Failure to do so shall render guests liable to parking charges and guests shall bear all fees at their own cost.
7. Correspondingly, when exiting Level 1M, guest must proceed to Tamarind Suites' main exit barrier and leave WITHIN 15 MINUTES. Failure to do so shall render guests liable to parking charges and guests shall bear all fees at their own cost.
8. NO cooking/deep frying allowed
9. No alcohol shall be brought into/consumed inside the apartment.
10. No parties/celebration gathering is allowed
11. Max occupancy is 4 persons at any one time
12. Before checking out, kindly return the apartment to its original condition
13. Checkout latest by 12 noon
14. Payment denotes guest's acceptance of my full homestay terms as outlined herein and as sent via email by booking.com
Kindly reply with your agreement to our terms above. If we do not receive any response within 3 hours or the period for payment has expired (whichever comes first), your request is duly forfeited and we shall reopen availability to other guests seeking accommodation for even date(s).
